TENANT & APPLICANT FEES
Homes @ Shire Ltd complies with the Renters Right Act 2025, as amended, and applicable private rented sector legislation.
Tenants and prospective tenants will only be required to make payments that are permitted by law.
The following are examples of payments which may be requested where applicable and where the relevant statutory requirements are satisfied.
RENT
Rent Payable For Each Property Per Calendar Month As Agreed In The Tenancy Agreement.
SECURITY DEPOSIT
Held In A Government Approved Deposit Scheme Named DPS (Deposit Protection Service).
Annual Rent Under £50,000 – 5 Weeks Rent Annual Rent £50,000 – £100,000 – 6 Weeks Rent
REFUNDABLE HOLDING DEPOSIT
A Refundable Holding Deposit Will Be Capped At 1 Weeks Rent Which Confirms Your Interest In A Property. Subject To The Statutory Requirements While Referencing Takes Place.
TENANT-REQUESTED CHANGES TO A TENANCY
Where A Tenant Requests A Change To Their Tenancy, Including An Agreed Variation, Addition Or Removal Of A Tenant. The Charge Will Be £50.00
LATE PAYMENT OF RENT
A Late Payment Of Rent Interest Charge Will Be Charged At 3% Above The Bank Of England Base Rate From The 14th Day Of Arrears.
REPLACEMENT KEYS / SECURITY DEVICES
Where A Tenant Loses A Key / Security Device That is Given At Check In. This Must Be Replaced Upon Checkout.
UTILITIES, COMMUNICATION SERVICES & COUNCIL TAX
Tenants Are Responsible For Utilities, Communication Services And Council Tax.
PROHIBITED PAYMENTS
Homes @ Shire Ltd Will Not Require Tenants Or Prospective Tenants To Make Prohibited Payments.
Unless Specifically Permitted By Legislation, Tenants Will Not Be Charged Administration Fees, Viewing Fees, Application Fees Or Other Prohibited Charges In Connection With A Tenancy.
Landlord Fees Published On Our Separate Landlord Fees Page Are Not Tenant Charges.
